In more detail …..

STEP 1
If you’re undecided about what suburb or area would best suit your needs, we’ll provide you with all the necessary information to help you make that decision. We’ll then discuss your search criteria for the property - you can be very precise, or less prescriptive - it’s totally up to you.

STEP 2
We’ll complete a detailed property checklist from information obtained during our discussions and send this to you for your approval, or modification. We’ll also send with this, an REIQ (Real Estate Institute of Qld) form that simply states the terms of our agreement and authorises us to conduct the property search on your behalf. Please note, we are required by law, to have this signed and in our possession before we can begin the search. At this time, we’ll also request a deposit payment of $440 (GST incl).

STEP 3
We’ll then send you information (& photos) on up to 6 properties that match your summary requirements (eg modern, 4 bedroom plus study house, north-facing with double garage in Sunshine Beach) and ask you to make a short-list of 3. More detailed information will then be provided, including:-

Land details - lot size, boundaries, easements
Property – after conducting a personal inspection of all 3 properties, we’ll list the features that match your property checklist and highlight those that don’t
Location – we’ll mark on an area map, the specific location of each property, together with nearby (and relevant) points of interest
Photos – including neighbouring properties and streetscape
Statistical information - based on recent sales of similar properties and current market trends in that suburb/area
Other information – about anything at all that’s of special interest to you, or your family

The second payment of $440 (GST incl) is required once you have received the above information.

STEP 4
If you do decide to purchase one of the properties that we’ve found for you, a fee of 1% of the purchase price (plus GST) is payable upon settlement. Please note, that if you would like us to negotiate the sale, or bid at auction on your behalf, there is no additional charge.
